Gregory Hamilton Jr. came to New York from Georgia with a finance degree, two New York summer analyst roles already behind him, and a clear sense of the city he wanted to help shape.
Today he is a Fannie Mae Asset Manager on Wells Fargo’s Multifamily Capital team in New York, having spent his first two years as an analyst in the bank’s Real Estate Securitization & Capital Markets group. His days are spent inside the numbers: reading rent rolls and operating statements, watching debt-service coverage, debt yield and leverage across a portfolio of multifamily loans, and writing the credit work that informs decisions on loans ranging from roughly $1 million to $300 million.
He arrived there early. Summers at BentallGreenOak’s U.S. Debt team and Wells Fargo Multifamily Capital came before graduation from Georgia State University’s J. Mack Robinson College of Business, where he studied finance and real estate in the Honors College and led three student organizations. Along the way he was named an ICSC Foundation Scholar, completed Project Destined’s real estate internship program, and was selected for SEO Career and Harvard Business School’s Summer Venture in Management Program.
Beyond the desk, Greg is building a luxury nightlife and hospitality group in New York, an extension of a long-held interest in how great rooms are financed, designed, and run. A 2026 finalist in the Your Shot DJ program in New York, he also gives his time to the city’s early-career finance and LGBTQ+ professional communities, through Industry+, The Center’s Young Leaders and OPEN Finance, and to the next class of students coming up behind him, and keeps his longer-term sights on real estate private equity and private credit.
Fannie Mae Asset Manager · Multifamily Capital
Manages and monitors a portfolio of multifamily loans through the servicing and asset-management lifecycle: reviewing borrower financial statements, operating results, rent rolls and budgets; tracking DSCR, debt yield, occupancy and LTV; and working with borrowers, property managers and Fannie Mae on modifications, assumptions, transfers and refinancings.

Portfolio and credit analysis on multifamily loans of roughly $1M to $300M. Modeled and stress-tested property cash flows under varying economic scenarios alongside a team of six portfolio managers, and prepared and presented credit memos.
